Red Wrench Company serves the South Valley, about 30 minutes from our Paradise Blvd base, for heating and cooling repairs and replacements. Much of this area is unincorporated Bernalillo County rather than City of Albuquerque, even though the mail says Albuquerque. That puts county permit rules on many jobs here, and the housing mix of older homes and manufactured homes calls for straight talk about what is worth repairing.
Atrisco Land Grant Lots, 1940s Houses and Manufactured Homes
Housing here reflects a long history. The South Valley traces to the Atrisco grant of 1692, and villages such as Atrisco, Arenal, Armijo and Los Padillas grew along strips of land that ran out from the acequias. That pattern still shows in the narrow lots.
One neighborhood profile describes many homes as built between 1940 and 1969, with more from 1970 to 1999, mostly single-family and mobile homes. Treat that as a rough picture, not a census count. Census figures show 38,338 people and 14,721 housing units in the CDP in 2020, across about 30 square miles with the Rio Grande running through it.
For an HVAC visit, this mix produces three common situations:
- Older houses where a floor or wall heater, a roof cooler and an add-on room each came along at different times.
- Manufactured homes with downflow furnaces and belly ducts that need parts made for them.
- More than one dwelling on a lot, each with its own equipment and its own age of system.
Check the belly duct first on a manufactured home. Loose or torn duct there costs comfort every day, and it is often cheaper to fix than the furnace people assume has failed.

Repair, Replace or Wait on an Older Valley System
Fix what is failing if the system is sound. That is our starting rule, and the written estimate shows the numbers so you can decide. We price the repair and, when age or the fault justifies it, a replacement next to it. There is no pressure to do anything that day.
Some questions decide it faster than a price does. Has the heat exchanger cracked? Is a repair part still made? Has the same fault returned twice? We answer those on site, in plain English.
Money help changes often, so verify before you plan around it. The state's HEAR program lists up to $8,000 for a heat pump for lower-income households, through the Energy Conservation and Management Division. Confirm eligibility and the contractor list with that agency, since a 2026 federal change may limit gas-to-electric swaps. PNM and New Mexico Gas Company run their own rebates. The federal 25C tax credit ended with 2025 equipment. We can also talk through flexible pricing options.

Heating and Cooling in South Valley Homes, Service by Service
- Mobile home furnace service for downflow units and matched parts.
- Furnace repair for no-heat calls in site-built homes.
- Swamp cooler repair for the pads, pumps and float valves that wear out each season.
- AC repair when refrigerated air quits in the heat.
- Heat pump installation where one electric system could replace a worn-out heater and a cooler together.

Unincorporated Bernalillo County Rules, From Arenal to Los Padillas
The South Valley is a census-designated place, not a city. Voters rejected incorporating as Valle de Atrisco in January 2010 by about 93% to 7%, so the County remains the local government for most of it. Albuquerque borders it on the north, the east and part of the west, so an address near those edges could fall on the City side.
Bernalillo County Planning and Development Services handles mechanical permits at 415 Silver Ave SW. The County says all mechanical systems and gas piping must be done by licensed contractors, and its residential packet calls for a flood plain determination before you apply. The quote should state who pulls the permit, and ours does. Albuquerque's cooling requirement is a City rule, so ask the City if your parcel sits inside its limits.
Flood status can change where equipment belongs. A 2009 New Mexico Senate memorial says FEMA designated 2,500 acres of Bernalillo County's south valley as Zone A floodplain in 2008, because some spoil bank levee reaches lacked engineering certification. Maps may have changed since, so ask the County before setting a condenser or furnace low.
Isleta Boulevard, the old Camino Real and former US 85, runs through the valley. Valle de Oro National Wildlife Refuge, about 570 acres of former farmland, sits behind an industrial zone with its gate off 2nd Street SW. A cross street near either helps us place you.
The Half-Hour Run From Paradise Blvd
Thirty minutes is our non-rush estimate. Peak traffic on the river crossings can add to it, so we give you honest timing when you call (209) 563-1270, day or night. On site, a technician tests first, explains the fault and writes the price before starting. We confirm the system runs properly before we leave.

Services most needed in South Valley

Mobile Home Furnace Service
Manufactured homes share South Valley lots with 1940s houses, and each needs its own approved equipment. Downflow furnaces and belly ducts here take parts built for them, so note the model plate before calling.

Furnace Repair
Older South Valley houses can hold a floor or wall heater, a roof cooler and an added room from different decades. A no-heat call sorts out which heat source failed, then we price the repair in writing.

Swamp Cooler Repair
Pads, pumps and float valves wear out each season on South Valley roof coolers, and a narrow ditch-side lot may hold one for each dwelling. We check every cooler on the property, not only the main house.

Heat Pump Installation
On a long South Valley lot with an older house, one electric system can retire a worn wall heater and a roof cooler together. HEAR lists up to $8,000 for lower-income households, so confirm with EMNRD.

AC Repair
A no-cool call in the South Valley starts with which dwelling on the lot lost cooling, since one strip of land can hold two homes on separate systems of different ages.

Duct Repair and Replacement
Torn belly wrap and loose ducts under a South Valley manufactured home cost comfort every day and often pass for a furnace failure. Check the belly first, because it is frequently the cheaper fix.

Air Purifiers and Filtration
Valle de Oro sits behind an industrial zone, and federal refuge staff reported a 2024 air project planning 12 sensors across Mountain View and the South Valley. Nearby homes may want filtration matched to their returns.

Leak and Pipe Repair
With much of the South Valley's housing built between 1940 and 1969, aging pipe is a real concern. Repeat pinholes in one run usually justify pricing a longer section over another patch.

South Valley heating and cooling questions
Do you work on manufactured homes in the South Valley?
Yes. Manufactured homes use their own furnace types, such as downflow units, and the replacement has to be approved for that use. We inspect the belly ducts while we are there. Note the model plate on the furnace and the year of the home before you call, because both help us narrow down parts.
Is the South Valley inside Albuquerque city limits?
Mostly no. The South Valley is an unincorporated community in Bernalillo County, and voters rejected forming their own city in 2010. Some nearby parcels are inside Albuquerque, which borders the area on three sides. We confirm your parcel before listing the permit office on an estimate, since the office and the rules both depend on it.
Should I repair my old furnace or replace it?
Repair it if the heat exchanger is sound, parts exist and the fault is a one-off. Replace it when the exchanger is cracked or repairs keep stacking up. We write up both prices on the same visit. A third-party estimate puts a typical full Albuquerque HVAC replacement at $7,536 (RealCostIQ, 2026), but get a written local quote.
Can more than one home on my lot share a furnace or AC?
No. Each dwelling needs its own heating and cooling. Separate homes on one narrow valley lot may still share a gas line, though, which is why we check the line size before adding any new appliance. Tell us how many homes are on the property when you call.
Can I get help paying for a heat pump in the South Valley?
Possibly. The HEAR program lists up to $8,000 toward a heat pump for lower-income households, run through EMNRD, the state energy department. Check current eligibility and the contractor list with that agency before you sign anything. We make no claim to be on that list, so confirm it for any installer you hire.
